San Antonio is changing city regulations concerning short-term rentals. City Council on Thursday approved the first update of the rules since 2018. There are more than 3,100 registered STRs, but the city believes more than a thousand may be operating without a permit. The new rules require major platforms like Airbnb to collect the city's Hotel Occupancy Taxes, and to drop listings that don't have a permit. Also, the three-year permit fee goes from 100-dollars to 450-dollars for STRs where the owner doesn't live onsite.
